Helping a Church Quickly Sell Industrial Land - At Top Dollar!

New Hope Church had owned their 5.6 acre parcel of industrially zoned land (M1, Columbia County) located at I-20 on S. Belair Rd. for years. Realizing this was a resource that ultimately could be leveraged towards ministry, they engaged the Finem Group's (John Eckley) services to sell at top-of-market, resulting in the property going under contract in less than 72 hours and closing in just over two months from the time it was listed. 

Challenge:

  • New Hope church owned land, but didn't know what it was worth.

  • The seller wanted assurance that they were maximizing the resource so that the most possible could be directed towards ministry.

  • The land featured some topography drop in the rear; some challenges in gaining sewer access.

Action:

  • We prepared a proposal and price opinion, giving church leadership clear data to assist in their decision-making.

  • Having understanding of the limited availability of M2 zoned (Industrial) land in Columbia County, and in recognizing the land's strategic location next to the interstate, we advocated listing the property at top-of-market, and used data to justify the numbers.

  • We prepared a high-end marketing package including drone photography, comprehensive information regarding zoning, topography, sewer, etc., and took to market across all of the CRE platforms (Costar/Loopnet, Crexi.com, etc.)

  • We directly emailed via our proprietary database specifically relevant developers, users, and other brokers (some brokerages aren't as willing to readily partner).

  • We negotiated hard for our client, using data to justify our stance when the buyer's broker sought to re-trade the deal.

Result:

  • We went under contract at top dollar within 72 hours!

  • We advised New Hope with data as the buyer threatened potential termination, by relying on data previously pulled from our price opinion.

  • Our client closed on the property in a matter of 66 days from list to close at top of market, and can invest the proceeds in their primary mission!
