Finding a Home for a Dermatology Practice

The Challenge:

Our Client, ProSynergy Dermatology, was looking to establish a practice in the Augusta Market. They wanted premium visibility and signage, and a purchase option to own the building. The Medical Office market was tight, and spaces on the market did not meet the requirements or needed too much work to renovate.

Our Approach:

  • Site Selection Analysis: We reviewed multiple markets and corridors, focusing on areas that met ProSynergy’s requirements.

  • Wise Counsel: Made sure our client had a team of professionals to advise on a potential space -- Banking, Surveying, Legal, and Construction.

  • Evaluated Lots of Options: We walked a lot of spaces, and the property they settled on needed a lot creative solutions to make it work, including surveying,and signage.

  • Negotiation: We worked with a team of professionals to make a plan to subdivide and install appropriate signage, and negotiated a lease with a substantial amount of concessions to our client.

  • Transaction Management: We worked with Landlord and Tenant’s Legal teams to manage the transaction from start to finish.

Results:

We were able to secure our client a premium location, in a tight market, with concessions, a purchase option, and the ability to install large signage. The signage was complicated in that per Columbia County zoning, the property had to be subdivided in order to apply for additional signage.

We also were able to negotiate a purchase option, giving our client the ability to purchase the building at a set price, further securing their future plans and giving them the ability to leverage the building in order to grow their practice.
